📬 What’s Up with 2025 Appraisals?
By now, many of us have received our 2025 Bexar County appraisal notices in the mail. But here’s what you may not know:
👉 According to recent data from the San Antonio Board of Realtors,
Most property values increased by only 0–2%.
But actual home sale prices in our market are down 2%.
So, if the real estate market is cooling, why are your property taxes going up?
Simple: the appraisal district determines your taxable value, and if they think your property is worth more than it actually is—you’re footing the bill.
❌ No Notice in the Mail? You’re Not Off the Hook
Some homeowners never received an appraisal notice. That’s because the appraisal district is only required to send one if your value changed by more than $1,000.
So if your value went up just a little, you might not even know it—unless you check.

🛡️ Why Protesting Your Appraisal Matters
Even if your value only went up slightly—or stayed the same—you should still consider protesting. Here's why:
If the appraisal value is too high, you’re overpaying in property taxes.
Successful protests can freeze your 2025 value through 2026, giving you two years of predictability.
Appraised values affect your neighbors and future buyers. If you don’t protest, your high valuation could drive up neighborhood taxes or set a high starting point for the next owner.

EVERY homeowner and property investor should consider protesting. But especially:
If your property has deferred maintenance or damage not reflected in the value
If comparable homes nearby are valued lower
If you’re a landlord or investor—every dollar impacts ROI
If you have a Homestead Exemption
If you’re over 65
If you’re a Veteran with any exemption—especially 100% disabled vets
